December brought us 2019 housing predictions, the first closing of a grant from Georgia’s Department of Community Affairs, new jobs, and more!

The Average Sales Price for the Month of December Increased 6.6 Percent from 2017 to 2018.

With 2019 upon us, we are taking a look at data for the past 24 months as we work on forecasts for future home pricing. As of December 2018, the average sales price over the previous twelve months was $257,546 and the twelve months prior (2017) saw an average sales price of $241,675.

We have seen a slight increase in the average home sales prices from 2017 to 2018, however, each month has simultaneously seen large percentage decreases for new home foreclosure filings. This year, 137 new foreclosures were reported, which is 10.5 percent fewer than the year before.

With upward pricing pressure and fewer foreclosure filings in 2018, the coming year will be interesting. Predictions for 2019 housing values are still in flux.

The First Project to Close on National Housing Trust Fund Financing in Georgia.

The Rosalynn Apartments are a 56-unit permanent supportive housing community in Chamblee for the homeless living with disabilities and mental illnesses. The project involves its rehabilitation, financed after a $2.7 million grant from the Georgia Department of Community Affairs.

In total, the project will take $3.4 million to upgrade the residential units, as well as the interior and exterior. The rest of the necessary funds were collected from philanthropic grants, net operating income, an energy rebate, developer contributions, Tax Credit Assistance Program funds from DCA, and the like.

Without the help of the HTF award, the property would have most likely undergone a slow deterioration. As officials plan to keep the property long term, we are proud to be surrounded by such a passionate and forward-thinking community.

New Facility Expansion: Georgia-based Poultry Producer – Harrison Poultry Inc Brings Job Opportunities.

With the reconstruction of a $70 million feed mill and hatchery in Taliaferro County, 102 job opportunities are expected.

Along with job creation, the company will add 165 broiler houses and produce up to 18,000 tons of feed per week. Taliaferro County holds the smallest population of all Georgian counties with 1,700 residents. The facility will be based in Crawfordville where its headquarters remain in Barrow County from their 1958 foundation.

A Four-Year-Old’s Dream to Help Others Came True this Christmas as the Now Seven-Year-Old Helped Raise 1,000 Toys and Foods for Families in Need.

Treanos Thornton from Henry County began an annual toy drive with the help of his parents and school-mates after seeing a commercial of crying children on television at the age of four. Later that year, the toy drive came into effect as Thornton was eager to help those less fortunate.

The drop-off sites continued until January 1, 2019 at these three locations:
